New construction drywall

Drywall for
new homes.

Hang, tape, finish and texture for home builders, from the first sheet to ready for paint.

For home builders

The whole drywall
package.

M & M Dry Wall hangs, tapes and finishes new homes for builders across Hillsdale County, Branch County and the Livingston County area. Walls, ceilings, garages and finished lower levels, done to the finish level on your plans and handed back ready for your painter.

We bid from your plans, work to your build schedule, and finish every house the same way so your homes look the same from one to the next.

01

Hang

Walls, ceilings, garages and lower levels.

02

Tape & finish

Level 4 standard, level 5 to spec.

03

Texture

Ceilings and walls to your spec.

What you get

Built around
your schedule.

Drywall sits between insulation and paint. When it runs late, every trade behind it runs late, so the schedule is where we start.

01

Your dates, planned for

Tell us when the house is ready for board and when you need it ready for paint. We plan the job around those two dates.

02

Finish level to the plans

Level 4 on standard walls, level 5 where the plans or the lighting call for it. No guessing on the walk-through.

03

Texture that matches your spec

Knockdown, orange peel or smooth, set to your spec and kept the same on every house we do for you.

04

Punch list closed out

We walk it with your super and come back for anything that needs another pass before paint.

What the walk-through finds

The finish is
in the mud.

Board goes up fast on any job. Whether your walk-through is clean or a punch list full of seams comes down to the part in the middle: the tape, the coats and the sand. That is where we spend the time, so your painter gets a flat wall and the buyer never sees a joint.

The hang
Half the job is screws

Board hung tight, square and fastened right, seams staggered and kept off door and window corners, screws set just below the paper. Rush the hang and every joint taped afterward is fighting a gap.

The mud
Three coats on every joint

Tape, then three coats of compound, each one wider and feathered past the last, dried and knocked down between coats. One heavy coat sanded thin is how joints end up showing through the paint.

The sand
Level 4 or level 5, to spec

Level 4 is the usual standard for walls getting flat paint. Where the plans call for level 5, or big windows and can lights throw light across a wall, the whole surface gets a skim coat so the painter lands on one even plane.

How a bid works

Plans in,
price back.

Send the plans, tell us the town and the dates, and we price the drywall. If the job fits our schedule, it goes on the calendar with your dates on it.

Good to know

Builder questions,
answered.

What do you need to bid a new home?
Plans are best. Email them to mm_drywall@yahoo.com with the town and when the house will be ready for board. If plans are not final, square footage and ceiling heights get you a rough number that we firm up from the plans.
Do you do the garage and the lower level too?
Yes. Garages and finished lower levels are part of the house, and we hang and finish them along with the main floors.
Level 4 or level 5 on a new home?
Level 4 is the usual standard for walls getting flat paint. Level 5 adds a skim coat over the whole surface and is worth it on walls with big windows, tall great rooms or lighting that runs across the wall. Tell us what your spec calls for.
Do you work with my painter?
Yes. We hand the house over sanded and broom clean so the painter can start. If your painter finds a spot that needs another pass, call us and we come back for it.
